Construction Update July 1



  • The Courtyard landscaping will be taken on by SPC, rather than engaging Greystar’s vendor.
    • Kathleen & Bob are working with volunteer landscape architect, Robert Mayberry, on a plan for the greenery in the Courtyard.
  • Resurfacing of the Queen’s Courtyard will progress this week: patching first, then resurfacing. There’s a fence across the courtyard so entry to the Cathedral campus is either on 6th near the construction trailer, or through the Nave.
  • Discussed the progress of the construction on the new building site:
    • Learned that there are forms there are forms on the center elevator/stairwell tower that the cement get poured into, hydraulics push the forms up then they progress up the tower, floor by floor.
    • The first slab on grade has been poured
    • The walls are being waterproofed and then concrete for the walls
    • The first elevate deck pour will encompass most of the dirt that is left in the hole.

Construction Update May 27



  • Courtyard chair lift will be installed by Thursday/Friday. Inspection comes in about two weeks.
    • The installation has been completed as of 5/22/2020.
  • Handrails for the steps are complete
  • Samples for the finishes of the courtyard are TBD. Reviewed the first color test and were not happy with the brown color vs. red tone of the pamphlet sample.
    • Tom is going to work directly with General Coatings, the vendor, to get the colors correct and the finishes laid out for us to review.
  • We need to touch base with our landscape architect since Greystar is contracted to complete the area they constructed in and “disturbed” for the plantings and the edging barrier.
    • Kathleen will reach out to the congregation’s landscape architect and report back, asap.
  • The “mat” which handles much of the load stress (if I got that right….) for the building is being completed this week. There’s a ton of steel rebar going in, then concrete will be poured in after inspections are completed. Anticipate this weekend for the cement pour as long as the permit comes in on time.
  • When asked about how the crane installation went, Rocky advised that it went smoothly, set up was done sooner than expected, and that they were very happy with the way things went.

Construction updates April 22


Rocky Update:

  • Courtyard stairs are done.
    • Kathleen will share photo with Tom.
  • Handrails for it being fabricated
  • Chairlift installer comes out again to inspect new housing and will then work out installation schedule, which will likely be a month out.
  • Bids just shared for courtyard cement spruce-up via Brad to Tom. Tom will share with Cathedral staff.
    • Of the bids offered when asked, Rocky’s suggestion was for “the top tier” because of the process and ability to maintain with more ease in the future. We’ll review all bids once Tom sends
  • Dehumidifiers in Bob’s office and Boiler/Work room where rain got in due to clogged rain drain on construction site. Working on patching and sealing permanently the spots where the water got in.

Tom:

  • Received the bids for the Queen’s Courtyard this morning from Brad. He’ll review and share with Cathedral Staff.
  • Reviewed permit(s) status. Rocky & Steve advise everything looks on target.
  • Working on proposals for new building will review and share with Penny today.

Kathleen:

  • Stress crack review:
    • Rocky and crack inspectors are aware, have reviewed and documented. They will be keeping an eye on them
    • Kathleen will send pictures of cracks to Tom and others.

Construction updates April 8

We hadn’t met in several weeks so had a catch-up meeting.

Rocky Update:

  • Dumpsites closed for a few days due to rain so dirt removal on hold a few days.
  • They’re taking the down time to put a man lift in
  • Stairs to the Queen’s Courtyard concrete was poured incorrectly so demo is happening this week during the rain and next week when the rain subsides, they’ll re-pour the cement.
    • Discussion about the color of the courtyard red cement in conjunction with the new cement installation. Tom will go to review the site and see what the delineation looks like. Kathleen suggested we consider refreshing the red in the courtyard so there would be an even match from old to new and the team will look into a quote and scope of work for that.

Tom:

  • Asked to review the webcam for the site and review a distinctive wet area on the one panel of the shoring wall. Rocky and team will investigate further. It could be a blacktop run off issues, they’ll check it out.

Kathleen:

  • Thanks for a smooth power down and reboot. Only one issue arose with the back up battery on the magnetic locks on a few of our doors. We’ve chained the double doors into the courtyard for security. We checked into getting it fixed or being able to reboot it ourselves with our regular tech, but he advised it would require a site visit and he is quarantined and has been ill. Kathleen will check with the company who installed the system (JDS Security)and see if they can send someone else out to resolve the issue.

Brooks:

  • Inquired about the schedule of the erection of the crane and wondered if it would be delayed at all? Rocky advised that other than a few rain days delay it’s pretty much on the same schedule.
  • Any new graffiti? Just the stuff on the 6th Ave side in the tunnel, with a little on the green fabric fence. They’ll be addressing that today.

Construction Updates March 4


  • Reviewed status of Queen’s Courtyard work:
    • More digging this week and concrete removal
    • A/C unit out of Reception office and windows fixed
    • Timing is on track (4 week expected time frame, one week done already)
  • HVAC Status update:
    • Ducting into Library and Receptionist office will be installed in the newly cored holes this week and will complete by Thursday.
    • There will be hole patching
    • The electrical team from Blackhawk may need to come back to fix the connection to the J box that got moved.
  • Kathleen advised about the break in of 2/29/2020.  Once police report is filed, she will share the photos and information about the theft with the team for their information.
  • Next meeting will be on March 10, 2020.  9:15a in the Fireside Room.

Construction Updates February 26



Joe discussed the issues with the HVAC project:

    • New route for the ducting figured out. 
    • Using new ducting running from the new unit to the Library and Reception offices
    • Duct will run into library from the new unit through the wall of the lobby and the library.  They are coring a 15” hole for 14” duct through a 14” wall. 
    • They’ll come in and tape up the library to protect everything and then core.
    • We’re moving Judy into Kathleen’s office for the day of work to spare her the noise issues.

Queen’s Courtyard work has started. 

    • Demolition of the trees in front of Kathleen’s office window, removal of the iron railings and soon the removal of the a/c unit. 
    • Temporary plywood window will go in where the AC was until they resolve the window replacement solution.  The rescued windows from the North wall of the Great Hall are expected to be retrofitted into the reception office.
    • Jack hammering of the existing concrete has also begun.

Kathleen mentioned that the security team is still working on the lock situation and access situation in the lobby area.  Hector is supposed to be here today.  He’s in contact with Rocky in case he needs anything.

Construction Updates February 19

Meeting notes:

  • Joe discussed the issues with the HVAC project:
    • Followed up with BCM and fixed wiring issue
    • Discussed and came up with solution for the receptionist and library offices: Take the hallway vents and enlarge them and refeed them into the two rooms with the issue
  • Queen’s Courtyard demolition of the stairwell begins Monday Feb 24, 2020.
  • The pathway to the offices will change with the Courtyard construction. Starting Monday, you will go through the double red doors, down the breezeway, and down the outdoor ramp to the elevator lobby entrance.  There will be ample signage.
  • HVAC has been started in the GH Basement.  Discovery that the ducting is not connecting to Reception and Library will be addressed and resolved by Brian Cox Mechanical with Greystar’s help. A simple solution has been proposed.
  • Due to the HVAC installation we will be removing all AC units from the window.  St. Paul’s is reviewing a solution to keep architectural consistency with windows facing the Queen’s Courtyard.  
  • Drawings of the courtyard work have been sent to Kathleen by Brad per her request.  Tom asked for them to be shared with him as well.  Brad sending.
  • Giant crane installation will happen at the end of March, beginning of April.  It will be constructed from the 6th Ave side.  Removal of the heavy machinery will happen with a different crane set up on the Olive St. side of the project.
  • Bob mentioned the door to the Great Hall seems to have shifted after working with no issues for years.  Everyone will keep an eye on settling and review with the contracted reviewers when they are in this or next week.
  • Next meeting will be on February 25, 2020.  9:15a in the Fireside Room.

Construction Updates February 12

Meeting Notes 

Engineers will not sign off on working on the footings of the Stair 1 landing until other work has been completed. Rocky asks if it is possible to start the work for the Queen’s Courtyard instead while the back stairwell is on hold.

  • Reviewed any potential conflicts with teams and did not find any reason to delay the start of Queen’s Courtyard work.
  • It will take 4-6 weeks to do the transformation
  • Cathedral made team aware of April due dates for Palm Sunday (4/8) as the courtyard is used for the celebration.
    • Good possibility that bulk of work would be completed by then. 4 weeks for the bulk of things and 2 additional weeks for loose ends.
    • Could be that work is completed but chairlift inspection pending and can’t use chairlift until permit clears.
  • Scope of work includes: removing old stairwell in Northeastern corner of courtyard, remove part of landscaping, installing ramps to chairlift, installing chairlift and new stairs.

Review of dig site status. About half way down now but work will seem to go a little slower because of removing dirt from a deeper location, hardness of earth at this level.

  • Archeologist and Native American site observation has ended due to depth with no findings.
  • Paleontologist stays on the site until done digging.

Construction Updates February 5

Meeting notes:

  • Discussed the updates for HVAC: pipes are complete, electrical is not complete after all to the room controls, so more work needed before they can turn system on.
  • Joe will be emailing a list of options for the contemplation of the future heating of the Cathedral Sanctuary and Great Hall and the fate of our current boilers, as well as other options.  The discussion needs to be held with the wider staff and congregation, starting with Buildings and Grounds Committee then to Chapter and then further if needed, for a determination on how we’d like to proceed. 
    • General consensus was not to spend more money on the existing boilers other than to get them out of the Cathedral, but ultimate decision being brought to larger congregation and Penny first.
  • Phil advised the lighting in the 5th Ave walkway has been erratic at best.  They are replacing some defective light units and trying to figure out how to permanently fix the issue. 
  • The engineers have ok’d the work on the future courtyard stairwell (aka Stair 1) footing which is just outside the elevator lobby on the first floor.
    • Anticipated interruption of use of the elevator lobby entrance will be limited.  They built the temporary landing high enough to be able to do a lot of work under it without disturbing access. 
    • There will be about a 2-week period of access interruption eventually, but we’ll be able to plan for it and communicate about it closer to the impact dates. There are plans to put the temporary landing back in over the weekends, if structurally possible, to provide elevator access for the weekend and services.
    • The work on the Queen’s Courtyard renovations will not begin until the Stair 1 work is completed to assure we have a viable entrance at all times to the offices.

Construction Updates January 29

Meeting notes:

Discussed the updates for HVAC: pipes are complete, electrical is complete, pressure testing is complete, we see start up for the HVAC in the Great Hall Basement offices happening this week!

Discussed Sacristy Brian Cox walk through from this morning: Need Bob to fire up the boiler to do some testing on flow. 

Joe will be emailing a list of options for the contemplation of the future heating of the Cathedral Sanctuary and Great Hall and the fate of our current boilers, as well as other options.  The discussion needs to be held with the wider staff and congregation for a determination on how we’d like to proceed.  Some of the options he is discussing include:
  • Heat only the Sanctuary: would need boilers for capacity
  • Never heat the Sanctuary: wouldn’t need boilers, over capacity for current load
  • If heating Sanctuary: would need to keep it warm and not let it go cold then heat things up for the pipe organ preservation. Discussion would need to be had with this factoring in.
  • If only the Sacristy: could eliminate the boiler and do a water heater instead.
  • If only Sacristy and Vesting for HVAC: could do with a split system like we’re doing for the GH Basement offices with units in the clergy parking lot servicing those rooms.
Server Room in the new building discussion:

  • Tim Fronczek from The Computer Admin, our IT support, was present to discuss the options for server room location in either the current location in the server/copier/break room in the GH Basement, or if a special room with special ventilation and HVAC was needed for the new space.  Tim advised we would be fine keeping our server room in its’ current location if there was a pathway between the two buildings.
  • Joe confirmed there’s a conduit run between the two buildings planned in the parking garage. 
  • Tim advised that he just need some space in the electrical room for the switch(es) needed for the IT in the new building.  He advised about the amount of room needed and where the cabling would be run and the construction team and Tom were happy with the information.
  • We will not need to build out a special server room in the new building, but when making our renovation plans for the future Music Suite in the GH Basement, will need to add that space into those plans.

Construction Updates January 15

Meeting notes:

  • Reviewed if there had been a consensus on the shoring and structural teams regarding the landing stairwell on the East side of the building.  No news yet, but discussions continue to figure out who, what and which steps go first and next.  The Queen’s Courtyard work depends on this schedule so once we know more, then we’ll work out when that work begins so as to have a viable entrance at all times to the Great Hall basement offices.
  • Reviewed if we should replaces some of the exposed pipes that are available to us because of construction.  General consensus was that they are in good condition, have been pressurized, is “type K” copper pipe, will be reinsulated with new materials, and half of the pipes are under the newly poured concrete, so it was decided that not replacing them was the best course of action/non-action.
  • HVAC Update:

    • Project is moving along nicely.  Air handlers are installed. 
    • It looks like 2 weeks or less to get HVAC into the Great hall Basement offices.
    • Working to fire up the boiler and get the Sacristy heat going as well.  More work to be done there, but getting it started is key.
    • Need to add a fan to the Sacristy as well for the new heating system.
    • Brian Cox Mechanical to be called for real numbers to deal with boilers in Boiler Room. 
      • Bob had one boiler rebuilt 4-5 years ago so that’s the one we want to keep.
      • Want to see how much it would cost to remove the other non-functioning boiler since we can do what we need with just one. 
        • It might be more expensive to remove, just FYI
  • Next meeting will be on January 21, 2020.  9:15a in the Fireside Room.

Construction Updates January 8



Meeting Notes

  • Reviewed need to go through service contract with Otis vs. Kone.  Kathleen will look into further and follow up again with Otis to review current contract conditions for maintenance.
  • Elevator update:
    • Passed inspection 
    • Elevator lobby & elevator finishes are complete.
    • Pathway to elevator will be restored each week in time for weekend use.
    • There’s a light out in the ceiling. New lighting was discussed so they will look into it and advise next week.
  • Dirt being removed from the worksite is happening.  It’s a lot of coordination, but Rocky is communicating with the team about the pace of things and everything looks pretty good at this point.
  • Pedestrian walkway lights on 5th Ave are now working properly.  They’ve repositioned them and tested them and we’ve had positive feedback that they are working from congregants as well.  Thanks Rocky and team!
  • Queen’s Courtyard will be the next big improvement project that will be noticeable to SPC.  A decision was made to not start that work until the footing landing on the first floor was completed so there would be consistent access to the offices during the week.  They’ll restore the landing on the 1st floor in time for the weekend so that folks can use the elevator, accessed via the Breezeway and ramp.
  • HVAC Update:
    • Great Hall Basement Offices condensing unit has been installed in mezzanine.
    • They got it in through the louvers and it was a tight fit.
    • The HVAC units are being installed in the Boiler Room as we speak.
    • Bob found the 3rd thermostat and found the wiring goes to the boiler room, so that’s going to help with installation as well.
    • Joe’s team cleaned out the mezzanine and needs Bob and Kathleen to look the items taken out over. (K&B reviewed and took some items to Goodwill and some to recycling and disposed the rest. Very grateful for Joe’s team cleaning things out as the space is very difficult to access.) 
    • Next week we should have a duration expectation for the project.
  • Review of trash removal schedules for Greystar and SPC’s services.

Construction Updates December 18


Meeting notes:

  • Reviewed need to go through service contract with Otis vs. Kone.  Kathleen will look into further and follow up again with Otis to review current contract conditions for maintenance.
  • Elevator update:
    • Inspection will be 12/18/19. 
    • Elevator lobby finishes are complete.
    • Pathway to elevator will be restored each week in time for weekend use.
    • Use of elevator ok after inspection, but will need to be accessed via office pathway due to construction on the footing for stairway preparation work.
  • Electrics on the 2nd floor landing are being completed.  Hoping that the work on 2nd floor will help the 1st floor work as well.  There are some questions about the circuits that serve those locations.
  • Pedestrian walkway lights on 5th Ave are not working properly, they don’t turn on via motion.  6th Ave lights for that walkway are fine.  Rocky will look into it further.
  • Queen’s Courtyard will be the next big improvement project that will be noticeable to SPC.  A decision was made to not start that work until the footing landing on the first floor was completed so there would be consistent access to the offices during the week.  They’ll restore the landing on the 1st floor in time for the weekend so that folks can use the elevator, accessed via the Breezeway and ramp.
  • Greystar will be requesting use of electricity by putting in a large circuit to power their construction trailers that will be parked in the Clergy Parking Lot.  They will put a proposal together and present it to SPC. 
  • Nutmeg’s resurfacing was completed last week.  All that is needed now is striping and the use of Nutmeg by Greystar is complete. 
  • We heard there may be a flashing sidewalk installed at 6th and Nutmeg, via Brooks.  He said the parking guru (working on the loading zone with us) mentioned it.  We are hoping this is true as it is much needed.
  • Next meeting will be after the holidays on January 7, 2020.  Have a Merry Christmas and Happy New Year!

Construction Updates December 12

Meeting Notes
  • Spoke about soldier drilling and Greystar confirmed that they know where the footings are for the Great Hall.  There was some concern because the dirt is so hard that they are digging through, they were afraid they would not be able to id concrete footings if they came up to them.  Greystar/Rocky advised they already marked out and found the footings.
  • Elevator update:
    • Ready for inspection after Bay Alarm completes their work today. 
    • Kathleen sending in paperwork for phone monitoring to Kone for last item pre-inspection.
    • Hope is that the elevator can be cleared for use for the 12/13/19 Gala150.
    • Looking into a Kone elevator operator for the night of the event.
    • UPDATE 12/11/19: We will not be able to utilize the elevator for the event after much trying by Greystar and Tom, after all. Need it to be inspected and can’t do a work around. Kathleen is working on a workaround with a mobility company who has a wheelchair stair lift machine for the event.
  • Elevator interior finishes are being done.  New floor will go in tomorrow.  We may need to wait longer for the side panels to be completed.
  • Lobby finishes are being installed.  Ceiling and lighting are in, flooring is being put in today.  They were supposed to be in Saturday to lay flooring, but that didn’t work out.  Should be done by tomorrow.  The railing guys will be in tomorrow. Then touch up paint and construction cleanup of area, and it’s ready for the public.
  •  
  • Duct cleaning estimate received.  Kathleen can approve.  Need to schedule duct cleaning soon so HVAC project can continue. 
  • Reviewed the bathroom leak (Northwestern corner of the Great Hall building) and the workroom leak (Northeastern wall of the Great Hall building.)  Potential waterproofing needed. Rocky will check in on that and get back with more information.  May be a good time to do it since everything is dug up and exposed.  Weatherproofing of North GH wall may be forcing the water to the new leak points as well.  Will review further. 
  • Review of exterior lighting electricity source needed.  The new lighting circuit installed in the Music Library does not have the capacity to light all that needs to be lit around the exterior hallways and security spots around campus.  Looking into this further.
  • Next meeting is in one week on Tuesday, December 17, 2019 from 9:15a to 9:45a in the Fireside Room.

Construction Updates December 4


Meeting Notes 

  • There was discussion of Friday’s planned power outage to allow rerouting a box.  The outage may not affect the entire campus, but will likely be confined to the basement offices, kitchen, and other areas in the Parish Hall complex.
  • Bay Alarm is working today in the elevator lobby.  The panel needs to be located in the lobby, and will go outside the boiler room door.  It requires dedicated power.
  • Tom and Greystar are pushing for completion of essential work on the elevator/elevator lobby by sometime next week.  If all can be ready by the 11th, inspections may occur in time for use of the elevator at the Gala on the 13th.
  • Work has been finished in the Music Library.  Staff seem pleased with the end result.
  • Cox has disassembled the AC condenser units in the mechanical mezzanine in preparation for work on the new system. The air handling units are being gutted.
  • Looking far ahead, Tom posed a question for consideration by engineering:  Will office server room in the new building require A/C and/or venting?
  • Power poles should disappear from the construction site today.
  • The lighting ordered for the pedestrian barricade has been received and should be installed by this weekend, weather permitting.
  • Rocky indicated that he may be able to do the ceilings and flooring the elevator lobby next week.
  • Drilling for placement of the soldier piles will begin later this week.  Two rigs will be in operation.  The tentative plan is to begin at the corner of 5th and Olive and work around the site.
  • Twining has provided a pre-construction evaluation of the Parish Hall yesterday, and the site will be monitored for damage on a monthly basis moving forward.

Construction Update November 20


Meeting notes:
  • Reviewed schedule.  Things are on track for elevator work, they are up on the 2nd and 3rd floor working now.  There are wires and adjustments to happen over the next few weeks.
  • We’re moving forward with Bay Alarm’s fire monitoring for the elevator lobbies.  We reviewed bids last week, found a solution that works and are working on the installation scheduling now.
  • Elevator interior finishes discussion of painting the existing panels vs. replacing the panels vs. re-laminating the panels.  Costs are being explored, and a solution is TBD.
  • Lobby finishes: the ceiling guy is coming in tomorrow; the lighting should be in by the end of the week and then they should be able to have inspection.  Ceiling tiles are in hand.  Then flooring, wall and rail paint and lobby should be complete.
  • The hot water piping for the Sacristy is in good shape.  Greystar removed the old insulation and reviewed the pipes.  They reinsulated with new material as well.  Everything looks good so that is helping the Sacristy heat project progress.  There is still an evaluation of the existing piping for radiators in the Sacristy.  More review is required.  Also discussed adding programmable thermostats in the process.
  • Second floor landing should be ready in time to use this weekend.  It is a temporary scaffolding, so we want to make sure there are “no parties” on it.
  • The lights for the covered sidewalk walkways are on order and will be installed as soon as they arrive.
  • Discussion about the 3-minute 24 hour drop off zone in front of the Cathedral with Chris Ward’s office and others to respond to pushback on parking from the neighborhood.  Tom D will accompany Brooks to a Thursday morning meeting to review the situation and advocate for our loading zone.  Greystar will provide supporting documentation about the street plans as well. 
  • Covered sidewalk walkways on 6th Ave will be installed soon.
  • Next meeting is in one week on Tuesday, November 26, 2019 from 9:15a to 9:45a in the Fireside Room.  Tom D. will not be able to attend.

Construction Updates November 13


Meeting notes:
  • Kathleen advised they were signing the paperwork for the Brian Cox Mechanical (BCM) quote for the Great Hall Basement HVAC project. Review of paperwork by Tom D., and discussion of timeline of project.
  • Kathleen brought forward Joe’s proposal from BCM for restoring heat to the Sacristy.  Review and discussion of paperwork and schedule.  Tom would like a good review of the existing pipes since they are currently exposed due to construction.  “We may not get an opportunity to see them again for another 100 years.”  Rocky will work on checking the pipes for any leaks/pressure issues/insulation issues, et. al.
  • Temporary 2nd floor landing is being developed to get something out there and aid our traffic flow.  Possible scaffold jacks attached to the wall for the 2nd floor only.  The guys are coming this afternoon to assess.  Also, first floor landing will be resolved today.  Kone has been great during the disruption of pathway.
  • Elevator finishes are being turned over to the interior design team to work on matching up lobby finishes with interior elevator cab finishes.
  • Coordination for the HVAC schedule to get the equipment into the room over the pantry, which we are now calling the Condenser Room, is good with the digging and schedule for Greystar.  We expect the condensers to be ready to install around the first week of December.
  • Elevator lobby is cleared to do the ceiling by the Kone elevator team. Rocky will get the ceiling guy in Wednesday to begin work.  Smoke alarm is critical to get installed asap.  Would be nice to get them in before the ceiling finished.
  • Kathleen has quotes from Bay Alarm and will follow up with Tom D. review of proposed fire alarm system.  She will call and follow up about scheduling as well. (Kathleen called Bay and advised about asap status of the work.  Colleen from Bay will check their schedules to see if we can rush the work to meet our needs.)
  • Flooring is on schedule for delivery around 11/20 and there will be enough to do the floors in the elevator as well. 
  • No date set, but elevator inspection will be in a few weeks.
  • Review if we need AT&T line any further for elevator.  Kathleen will check with Tim F. from The Computer Admin and follow up. (Kathleen and Tim met, AT&T can be canceled, and Kathleen will call Wed. to do so.  Cox will carry the elevator line and Tim is having the cabling team come out to get that set up most likely end of this week, beginning of next week.  Also reviewed with Tim and Rocky the exterior internet line running on the outside of the north wall of the Great Hall.  Tim reviewed recently installed hardware in the workroom.  Can’t cut the exterior lines yet.  The cabling wasn’t completed properly, but Tim will resolve when the cabling team come in.)
  • Rocky advised the old sidewalk around the property will be broken up and removed and traffic rerouted into the protected covered walkways.  There will be lighting and paint added to the new structures.
  • Tom advised we should really make sure the piping for the Sacristy heat project be reviewed and confirmed in good shape now as we won’t get another chance for the next 100 years to get at the currently exposed pipes.  Review insulation and any abatement issues as well.

Construction Update November 6

Meeting notes:
  • Discussed the possibility of meeting weekly again.  Some communication was lost when we went to bi-weekly meetings.  We’ve decided due to schedules that we will meet on Tuesdays in the Fireside Room from 9:15-9:45a going forward.
  • Temporary 2nd floor landing is being developed to get something out there and aid our traffic flow.  Possible scaffold jacks attached to the wall for the 2nd floor only.
  • Elevator finishes are being turned over to the interior design team to work on matching up lobby finishes with interior elevator cab finishes.
  • Talking about replacing the Great Hall red entry doors due to deterioration.  More discussion to come.
  • Check in on elevator schedule, but Rocky will get back to us with more information on completion date.
    • Still waiting on Smoke detector quote from Bay for the elevator lobbies.  Kathleen will follow up on bid.
  • The HVAC suggested improvements for the Great Hall basement have been approved and scheduling/timeline to follow.  SPC has a generous anonymous donor who will be funding the project and Chapter has agreed to accept the gift and move forward with the work.  Thanks to Joe Williams for taking time yesterday to meet with the then potential donor and helping explain the intricacies of the project.
  • Rocky checked in on the Great Hall door estimate.  The guy he initially had come out doesn’t want to touch it but is brining someone else out this week to look at it and see what can be done.  Kathleen advised Chapter has agreed the work on the door is a priority and to go forward with the estimates, we’ll work on funding once we know more about the costs.
  • Discussion about holding off of the Queen’s Courtyard lift installation ensued.  Tom suggested since the footing for the new staircase on the east face of the building needed to happen, and with the Gala approaching in mid-December, that holding off on ripping up the Queen’s Courtyard would probably be best.  Greystar can accommodate this request but is hoping to finish work sooner than later.  Tom advised that if after sleeping on it they didn’t feel comfortable with this request, we can readdress it next Tuesday.

Construction Update October 23

Meeting notes:
  • Switch over of power is still on for 10/24 pm to 10/25 am.  Rocky has their electrician on site at 9pm 10/24 and SDGE is expected to arrive, deenergize transformer to building.  They’ve pulled wires and they come back early a.m. to complete the work.  So when they “stab” the new meter they’ll check all is safe and then flip the switch in the GH building.
  • Cathedral improvements are focused on the elevator renewal.  The lobby is out of commission until the elevator heavy work is completed.  Work began, on schedule on Monday 10/21/19. 
    • Floors for the lobby will wait until the elevator work is further along.  There is a 4 week lead time on the nosing, but the deposit is in for the flooring so we should get an ETA early next week on delivery.
  • ATT & Cox interruption of service intermittently will occur Friday 10/25 and Monday 10/28 while they run the cables from the street to the facility and remove the old telephone pole that was once in the Olive St. parking lot with these lines on it. It is expected to be quick down times for the work.
  • Talking about replacing the Great Hall red entry doors due to deterioration.  More discussion to come.
  • 2nd floor outdoor hallway lost lighting when we cut power from the Admin building.  We need temporary lighting or a fix for the existing lighting.  It’s too dark without it.
  • Advised about SPC brining in an ADA compliant Port-o-Potty into the Queen’s Courtyard.  It will be delivered Thursday 10/24/19 and stay until elevator project is completed or ADA bathrooms are once again accessible.
  • Reviewed HVAC project estimates with Joe.  Moving on from McParlan, other vendor has been consulted.  Suggests $144,000 for basement HVAC only.  There is a heating kit for GH, it includes equipment for heat and cooling, reduces the main load off boilers and would mean we would need smaller boilers.
    • Before spending money on engineers, Joe suggests SPC decides if we want to spend $145-250,000 on the HVAC for the Great Hall before engaging the engineer study that would cost about $9,000-$13,000.
    • Suggestions for partial solutions were discussed.  Window units will be going out of the north offices in the basement due to the CCRP, and possible “mini split system” could be installed instead.  Options are being reviewed further.
  • AT&T line is down but that’s ok as it only served the elevator for emergency help.  It was to be landed on a Cox line during the transfer over, but that work hasn’t happened yet.  Tim from The Computer Admin is following up.  He put the work order in several weeks ago.
  • SPC asked about lighting the sidewalks around the church block.  Once pedestrian barricades go up, there will be lighting.  This will be both on 5th and 6th Avenues.

Construction Update October 9

Meeting notes:
  • Got the SDGE date Thursday 10/24/19 10 pm to 10/25/19 7am .  Greystar is good with us closing the offices for the 25th so they can do testing throughout both buildings.
  • Elevator modification starts 10/21/19.  Should take 9 weeks, but we think it can be done quicker, closer to 7 weeks.  Will work on dialing that in.  Might mean doing longer 10-hour days at some point to speed things up.  We’ll readdress it next week.
  • Need to work out pass through on elevator lobby entrance while that work is being done if we are doing the Queen’s Courtyard ADA improvements.
  • Demolished the Admin building as far as they could before the SDGE switch over.  Once the switch happens, 3rd floor outdoor walkway will become a construction zone and won’t be able to be used. 
  • Working on Olive St parking lot blacktop and tree roots next week.
  • Beams should be coming in the first 2 weeks of November.
  • Rocky still has a generator on site in case we need it.
  • 10/25/19 passes then they will start the grading on the Park Chateau side of the lot. About a 3’ grade needs to be cut down. Then 1-2 weeks for mobilization.
  • They will work on expediting the new exterior stairs for the 6th Ave side of the Great Hall building.
  • There will be a 52’ to 57’ hole when they do the dig, eventually.  There will be archeologist for 0-16’ review of the dig and a paleontologist for anything 16’ and deeper, supplied by the city to monitor the dig.
  • Sidewalk will be out of commission going forward for the duration of the project for the most part.  Talked about making adjustment to open doors in the Cathedral (south vs. north porch) and making new signs to alert people.
  • Joe advised the estimates are coming in soon for the HVAC for the Great Hall Basement and other HVAC improvements.
  • Hold on the Queen’s Courtyard work until the elevator lobby heavy work is done or they won’t be able to get the big items in that are needed.
